Engineering + construction perspective

Should you renovate before selling your home?

Sellers often ask whether they should renovate before listing. The answer depends on the property, the buyer pool, the cost and timing of the work, and whether the improvement actually removes an objection or improves marketability.

01

Separate maintenance from renovation

Fixing a leaking fixture, damaged drywall or visibly incomplete work is different from replacing a functional kitchen. Maintenance issues can create uncertainty. Large renovations should face a higher test: will the likely market benefit justify the cost, time and execution risk?

02

Focus on buyer objections first

Before spending on finishes, identify what buyers are most likely to notice negatively. Sometimes a series of small repairs, paint improvements, cleaning and lighting changes can improve presentation more efficiently than a major remodel.

03

Do not assume every dollar spent becomes a dollar of value

Renovation cost and market value are not the same thing. Personal taste, workmanship, permits, layout choices and the expectations of local buyers all affect how an improvement is received.

04

Some homes should be marketed for potential instead

If a property is dated but structurally interesting, sits on a strong lot or has redevelopment or renovation potential, the better strategy may be to market that opportunity rather than renovate it for an unknown future buyer.

05

Use construction knowledge to make a more informed choice

Usman’s P.Eng. designation and hands-on construction experience add a practical lens when discussing visible condition, improvement scope and redevelopment potential. That perspective does not replace contractors, inspectors, engineers or other specialists where their professional services are required.

06

Consider timing as part of the return

A project that delays listing for months can carry financing, tax, utility and market-timing costs. The decision should consider the total effort and timing, not only the contractor’s quote.
